The site.

Located  just 3km from Blenheim’s centre and at the base of the Wither Hills, the flat 4.5-hectare site is sheltered with a northerly orientation: perfect for a well-considered residential development.

 

With the main entrance off Hospital Road, Waikārapi has been carefully configured by Reset Urban Design to create a strong public realm, and a variation of residential lot sizes - all sympathetic to the surrounding environment.


Waikārapi is structured around a 15 metre wide central loop road, which circles the community heart - a 3,000m2 central park with lawn, edible fruiting trees, shelter and a play space. Highly landscaped with both native and exotic trees, the central loop road also provides for on street car parks, and eight pedestrian crossings.


Seven 6-8metre wide laneways have been incorporated off the main loop road, creating small traffic-calmed groupings of residences: five shorter laneways serve 6 sections each. Two longer laneways serve 8 and 16 sections respectively. Each of these longer laneways have turning bays at their end, and three of the shorter laneways do too. Waikārapi has a design drive of resilience: a mix of section sizes ensures housing solutions for the young, families, and those who are older and require smaller or universally accessible homes.

In another first for the local area, Rangitāne and Ngāti Rārua, and Te Tauihu iwi, have been proudly central to all aspects of the residential development including section layout, use of indigenous plantings, materials and placemaking.

Ready to build. 

Waikārapi sections are flat and easily accessed, fully serviced (with fibre, power, town water and town sewer connections to the boundary of each lot).

 

Titles are expected late 2025/early 2026. We can even connect you with excellent fencing and landscaping partners providing favourable rates and already well-versed with the Waikārapi design guide.

 

You are welcome to build with whomever you prefer, but your house design must be approved before you apply for building consent. Our Design Guide and Covenants ensure neighbourhood built quality and protect your investment.

​The 94 sections created at Waikārapi are sized from 165m² to 615m², ensuring attainability for a range of vibrant new neighbourhood mix - appealing to the young, families, downsizers and retirees too. All elements of the Waikārapi neighbourhood (including landscape features,materials, planting and feature artworks) have been designed to strengthen the community’s connection, facilities, and sense of belonging.
