Reset are the creative designers behind outstanding nationwide projects: Optimising places is Reset’s craft, and we are thrilled to have their skill embedded within Waikārapi. Their stand-out work includes many comprehensively designed master-planned residential developments, as well as iconic public realm projects such as:

The Tararua Judges Bay replenishment project: rediscovery of an Auckland inner-city jewel, as a vibrant public recreational park and beach.

The Queenstown Bay Playground project: both a link and a destination, occupying a high-profile location between the central township and the popular Queenstown Gardens.

The upgrade of Hurstmere Road Takapuna transformed a formally tired, vehicle dominated, and low amenity street into a revitalised open, vibrant beachside retail destination that is focused on people.

The spectacular transformation of Matakana from a small rural service town to an iconic destination owes greatly to recent design efforts as it does to its location close to beaches and vineyards. Reset was closely involved in the development of the overall site layout, the public spaces, streets, and farmers market in a comprehensive development.

With all that in mind, it’s no wonder that the Reset trophy cabinet is bursting, recognised for their design excellence not only in NZ but globally too - including the International Federation of Landscape Architects (IFLA) Award of Excellence for the Wānaka Lakefront Development and the IFLA Asia Pacific Awards for Excellence for the Avarua town plan in The Cook Islands. The firm also received a Landezine International Landscape Award LILA for the Queenstown Bay Playground.

New Ground Capital is a diverse team who share a common belief: that thoughtful investment can, and should, return positive financial, social and environmental outcomes over and above targeted commercial outcomes. Responsible for the overall development management of Waikārapi, New Ground has been involved since project concept through to every stage of planning and civils. They will continue to manage the development delivery through to completion.
New Ground has over 1,500 properties under development or in the confirmed pipeline. Waikārapi is their fourth project for Hāpai, with the development manager also behind the latest two Auckland projects for Hāpai; both award winners - Moroki and Kaweka:

Moroki set the bar high for sustainable medium density housing, with its 48 apartments achieving New Zealand Green Building Council Homestar 7 certification and its two duplex homes achieving Homestar 8 certification. It also won the Residential silver award in the Best Design Awards 2024, and the Regional ADNZ Resene Kaitiakitanga Award in 2024. Introduced in 2023,this award was created by ADNZ to champion much-needed sustainable designs in the built environment. ADNZ judges were enamoured with the project, stating that it embodied a forward-thinking approach to sustainability and community. The award judges noted: “By offering build-to-rent opportunities and addressing the fabric of the streetscape, it promotes a sense of belonging and inclusivity. Achieving Homestar 7 apartments and Homestar 8 duplexes certification underscores its commitment to environmentally friendly and socially responsible living spaces, setting a new standard for sustainable urban development.

Kaweka achieved New Zealand Green Building Council Homestar 7 certification and won an Excellence award in the Multi-Unit Residential Property Award in the 2025 Property Council of New Zealand, Property Industry Awards. This is a prestigious and extremely competitive category, with the win testament to the high-quality build, plus the skill and commitment of the development team.
Civil Construction.
CMT Group is undertaking the siteworks and civil construction phase of the project, appointed for not only their capabilities, but our shared steadfast commitment to excellence and environmental responsibility. CMT Group combines civil, landscape, and residential construction expertise, streamlining coordination and reducing delays. Their in-house capabilities are bolstered by a 40-hectare quarry in Waihopai Valley, providing a reliable supply of high-quality gravel: reinforcing their commitment to sustainability through land restoration practices, which is critical for our development values.
